Biological growth is occasionally found during home inspections, which can be hazardous to the health of those living in the home. This growth is not always immediately visible, and only a professional inspection can properly detect it. Inspects Ohio provides visual, air and swab mold testing services to verify the type of biological growth found during the inspection.  Collected samples are submitted to our certified laboratory for testing and identifying. FAQ ABOUT MOLD

Molds are very common in buildings and homes without visible signs.

Mold risks are higher in wet basements, houses that were built without an air conditioner, houses that have been through a water event (plumbing, flooding), vacant homes, houses with leaky roofs, etc.

Mold grows well on paper products, cardboard, ceiling tiles, and wood products. Mold can also grow on dust, paints, wallpaper, insulation, drywall, carpet, fabric, and upholstery.

Mold can enter your home through open doorways, windows, vents, and heating and air conditioning systems. Mold in the air outside can also attach itself to clothing, shoes, and pets and be carried indoors.

According to the US EPA, there is no practical way to eliminate all mold and mold spores in the indoor environment.

The only way to control mold is to control water. Keep humidity below 60% with a dehumidifier, if necessary, use bathroom fans during showers, fix plumbing leaks, fix roof leaks, clean wet areas up as soon as found.

No matter what type of mold is present, you should remove it. Clean suspected mold up as soon as it is found to mitigate the risk of getting sick.

According to the Environmental Protection Agency (EPA), Radon is the leading cause of lung cancer among non-smokers and the second-leading cause of lung cancer in America, claiming about 20,000 lives annually. Ohio has a much higher concentration of Radon than some other states. The EPA estimates that nearly 1 out of every 15 homes in the US has an elevated level of Radon.

It is a radioactive natural gas formed by decomposition of organic matter in the soil around your home. Radon can seep into homes through small spaces and openings, such as cracks, floor drains, sump pump openings, wall/floor joints in basements, pores in walls and concrete, gets trapped and can collect to unsafely high levels. You can’t see, smell, or taste it but its presence in your home can pose a danger to your family’s health.

A simple and inexpensive Radon test can be performed by Inspects Ohio to determine if you have an elevated Radon level in your home, and if a relatively simple mitigation procedure is in order. We test the concentration of Radon gas in your home over a 48 hour period using a continuous monitoring device. The test equipment will be installed in the lower level of your home and retrieved about 2-3 days after.  A detailed report will be emailed to you and your realtor within 24 hours after collection.

Additional Inspection Service - Septic System

A properly operating septic system is a vital part of homes without city sewer systems. They are common in county homes and a few city homes to handle waste water and sewage. Replacing a septic system is very expensive, but if properly maintained, sized, and installed, septic systems can last decades. Ask the sellers the last time the tank was pumped and the name of the septic company that performed this task.  Tanks need to be pumped generally every 3 to 5 years depending on the size of the tank and number of occupants.

Because the septic system is primarily underground, it is impossible to visually inspect all the components of a septic system without excavating around the holding tank and leach field. We recommend you get a sitemap from the county health department. Trees, large shrubs, and buildings should not be located on or near the leach field.

Additional Inspection Service - Well Inspection 

For many homeowners, having their own source of underground water is a new experience, so you should know you're not alone with any concerns or questions. 

Here is a breakdown of what to consider and acquire on your own, and what to expect from the Well Inspection:

 

Well History - acquire any records of the well's origin/age, depth, and initial yields, its prior inspections, its maintenance, or its operations. These records provide a baseline for the well's proper operation 

Pump Analysis - The pump is what draws water from below the ground and up into your plumbing system. It's generally the biggest potential expense of a well owner, so the inspector will spend much of their time determining if it's working properly. 

Flow Test - If the pump is working as it was designed to, the inspector will check the water flow to see how it moves through the system. The inspector will  check how long it takes water to get to major points in the system, if the pipes leading to various areas of the house are correctly filled with water.

 

Equipment Check- Along with testing the results of your pump operation, the inspector will physically inspect many components to check for wear, cracks, fraying, breakage, and other signs of aging. Since the well equipment involves your family's drinking water, the inspector will also check for any indications of unsanitary conditions. Our Well Inspection will include a Water Quality test.

Water Quality is extremely important for any family. Poor water quality can lead to health problems, unpleasant taste or odor, and more. While the law mandates that public water systems test and treat the water they provide, this testing only covers the water before it leaves the treatment plant. This water must then pass through miles of piping before it enters your home's plumbing system. It is wise that the home owners have their Water Quality tested professionally.

 

The EPA Safe Drinking Water Act groups contaminants into two categories: Primary (those with health effects) and Secondary (those with aesthetic effects). It is possible to have water with no Primary contaminants above the recognized limits, but with Secondary contamination that imparts a bad taste, color, or odor.

 

If your water comes from your own well, your water is only tested at your request or often when your property is sold. The EPA recommends well owners test their water annually or when they suspect a problem. Wells should be tested for coliform bacteria, nitrates, total dissolved solids, pH, and any other suspected contaminants. Common sources of contamination include seepage from septic systems, manure runoff, pet waste, road chemicals, as well as dissolved chemicals naturally present in the groundwater, such as calcium, sulfur, chloride, or iron.
